Reston Town Center is a downtown for the 21st century.  It is widely recognized as the first and best example of a compact, mixed-use Town Center rather than just a high-density suburban center.  It is not surprising that Reston Town Center commands the highest office rents in suburban Washington, DC.

Reston Town Center is a place to can live, work, shop, and play in an environment where vehicles are permitted, but are not allowed to dominate the public realm. Drivers park once and then walk from place to place.

W+A conducted numerous traffic and parking studies of Reston Town Center. These include: transportation impact studies of project plans; trip and parking generation studies; shared parking studies; parking garage operation studies; and parking management studies. These studies were conducted for Reston Land Corporation, Westerra Reston, Terrabrook, Equity Office, Boston Properties, The JBG Companies, KSI Services, Brookfield Properties, MRP Realty, Beacon Capital Partners, and others.

Our surveys discovered that Reston Town Center generates fewer AM peak hour single occupancy vehicle trips and fewer PM peak hour trips than would otherwise be estimated, based on standard Institute of Transportation Engineers (ITE) trip generation rates for the individual uses.

Portions of Reston Town Center are approved for parking reductions ranging from 22 to 29.7 percent fewer parking spaces. This is due to shared parking and proximity to mass transit.
