Traffic Engineering Analyses for Loudoun County Data Center Development - Wells + Associates

Our data center traffic engineering team performed traffic analysis and design work in Loudoun County at the Brambleton South Industrial Properties area in relation to a rezoning (ZMAP-2020-0003) for additional data center development. Our work included preparation of a Traffic Impact Study (TIS), design assistance for roadway improvements, and traffic signal design. 

Background: Data Center Development in Brambleton South Industrial Properties

With the increased demand for cloud computing and data center capacity, Brambleton South Industrial Properties requested a rezoning of 160.49-acres to PD-IP (planned development-industrial park), to permit up to 2,000,000 square feet of data center development and up to 350,000 square feet of additional development permitted in the PD-IP district (such as office or warehouse uses). The proposal resulted in additional proffers, landscaping improvements, and road improvements at the Belmont Ridge Road/Arcola Mills Drive intersection and along Belmont Ridge Road.

Wells + Associates performed traffic analyses and assisted in the design of a widened Belmont Ridge Road crossing of Broad Run and a reconstruction of the Belmont Ridge Road/Arcola Mills Road intersection. The traffic study was conducted in accordance with VDOT traffic impact analysis (TIA) and Loudoun County Facilities Standards Manual (FSM) traffic study guidelines.  

Our services also included a consideration of planned roadway and intersection geometrics with Loudoun County Countywide Transportation Plan (CTP) planned roadways (Northstar Boulevard, Arcola Boulevard, etc.). The traffic impact study (TIS) was a comparative analysis of existing conditions, background future conditions (without the proposed development) and future conditions (with the proposed development) to evaluate the number of weekday AM and PM peak hours and daily trips that would be generated by the project.
